How We Work with Investors

At Ninetythree Boutique, we work with a select panel of investors who share our vision for transforming underutilised properties into high-yield residential assets.

We present each new development opportunity to our investors, giving you the chance to review the project and decide if it aligns with your investment goals.

If a scheme interests you, we arrange a consultation and site visit, allowing you to see the potential first-hand and gain a clear understanding of the project scope. Once you're satisfied, we agree on a repayment term that suits you—typically 12 months, ensuring flexibility while maintaining strong returns.

SPV Finance Structure

Each development is funded through a Special Purpose Vehicle (SPV), created to acquire, develop, and exit each project efficiently. This structure provides clear financial security and allows us to execute projects with fixed investment terms and returns.

Senior Debt – Secured through a merchant bank or funding group, typically with a fixed interest rate and a 1st charge on the asset.
Private Investment – The remaining funds are raised through private investors, typically including one of our own team members. This ensures that our interest in the development is fully aligned with yours, giving you confidence that we are personally invested in every project we undertake. Investors receive a fixed 10% return within an agreed timeframe.
Loan-to-Cost (LTC) Model – Ensuring optimal capital structuring for each project, typically over 12-24 months.

Project runs through an agreed fixed development timeline, usually 12-24 months.
Upon completion, the developed asset is sold or refinanced, and the investor receives their capital plus 10% fixed return.

This model ensures low-risk exposure while capitalising on the strong demand for housing, creating an efficient and lucrative investment opportunity.

Safeguarding your investment 🔐

To ensure full transparency and security, all investments are governed by a Joint Venture Agreement (JVA). This legally binding contract outlines the roles, responsibilities, and protections for all parties involved in the development.

How the JVA Protects You:

✔ Clear Legal Structure – Defines your rights as an investor and ensures that profits and repayments are distributed as agreed.
✔ Secured Investment – Your capital is legally tied to the development, with safeguards in place to protect your financial interest.
✔ Fixed Returns – The JVA guarantees your 10% fixed return within the agreed timeframe, typically 12 months.
✔ Exit Strategy – Details how and when funds will be returned, whether through resale or refinancing of the completed asset.
